Located in Cyprus, this mixed-use development brings together residential and commercial functions within a cohesive architectural framework. The project is driven by a desire to create a structure that is both sensitive to the region’s climate and topography and offers a strong, coherent architectural identity with clearly defined functional flows.

Massing Strategy and Layered Formation

The overall composition consists of vertically rising residential towers anchored by horizontally spread podium blocks. This configuration allows the project to establish a human-scale connection at ground level while maximizing visual access to the landscape at higher levels. The podium, primarily housing commercial units, features a transparent, permeable façade system that directly integrates with urban life and creates vibrant public interaction zones.

Above this podium, the residential blocks are placed in a stepped, articulated manner, offering enhanced views, natural ventilation, and generous access to sunlight. The fragmented and modular massing approach not only creates a visually dynamic skyline but also supports passive environmental strategies through shaded terraces, balconies, and open-air spaces at multiple levels.

Façade Design and Material Palette

The façade system is defined by a balanced composition of vertical and horizontal elements, reflecting the rhythm of the building mass. Generously sized window modules ensure abundant daylight in living areas, while recessed balconies and planted surfaces add both visual depth and environmental comfort.

The material palette consists of neutral-toned natural textures, glass panels, and refined metal accents—offering a timeless and contemporary expression. Façade depths are strategically designed to act as passive shading devices during the hot summer months, while also contributing to thermal comfort during the cooler seasons.

Functional Flow and User Experience

The project’s programmatic layout distinctly separates commercial and residential functions while maintaining spatial continuity through synchronized horizontal and vertical circulation systems. Separate access points and controlled entry ensure privacy and security for residential users, while commercial spaces are easily accessible from the public realm.

Interior layouts are designed to allow for flexible planning. Open-plan living areas are extended outward through balconies and semi-open spaces, creating a seamless relationship between interior and exterior environments.
